Property Inspection & Profiling

The sales agents work for seller so who is working for you to look after your best interests?

Simply provide us with the address of the property you are considering purchasing and we will provide you with invaluable insight into the property. We will organise an inspection with the selling agent and provide you with our opinion covering the following:

      • A video tour of the property highlighting benefits and potential issues
      • An opinion on whether repairs and maintenance are required in order to lease the property
      • An opinion on the opportunity to increase rental return
      • A formal rental appraisal letter for your lender
      • A desktop appraisal of the property including relevant recent sales in the area
      • Details of the sales history of the property
      • A check of ownership of surrounding properties and any neighbourhood issues
      • Checking online Council data mapping for infrastructure and property details

Property Management Due Diligence

Blackbird and Finch regularly perform property management file audits when properties are transferred to us from other Toowoomba real estate agents. We have 23 items that we audit and we have adapted this to perform a property management due diligence service for prospective buyers. If you are purchasing a property with an existing tenant in place, you really don’t know what you are inheriting. We have seen investors get stung with invalid leases, no entry condition report and no bond – a nightmare for a property investor who has just purchased. Unfortunately these issues are only discovered once settlement has occurred and it is too late to do anything – caveat emptor i.e. buyer beware.

We have a clause written by a lawyer that we can provide to you to give you an opportunity to terminate a contract should the results of your property management due diligence not be to your satisfaction. You will receive a full report on how the files comply with current legislation, what issues may exist and how the current management of the property stacks up against industry best practice. This is invaluable if you are considering to retain the current real estate agency managing the property and will reinforce whether to engage them or consider another agency if you proceed with the purchase.
